This farm is located 5 miles north of US 412 on the Billings Blacktop in an area of Noble County with an abundant population of deer, turkey, quail, pheasant, geese, and ducks. According to the Noble County FSA there are approx. 128.9 acres of cropland with a 128.2 acre wheat base & 32 bushel per acre yield. The balance of the farm is a timber lined creek. This farm is situated on a blacktop road, and will add nicely to your farming/ranching/ & recreational opportunities.
The minerals will be offered immediately after the surface!
Legal Description: The NE/4 of Sec.18, Twp. 23 N, R2 W.I.M., Noble Co., OK
Minerals: The Seller’s Share (undivided 1/3 interest) of the minerals in and to the above described land will be offered separately from the surface. There is currently no production.
Crop: Does not sell.
Possession: Possession is to be given upon payment in full of the purchase price and transfer of title, subject to the existing agricultural lease which expires after the completion of the harvest of the presently growing 2008-2009 wheat crop or June 30, 2009, whichever is later.
Terms: 10% of the purchase price is to be placed in escrow the day of the auction with the balance being due upon delivery of merchantable title.
