This 140 +/- acres of outstanding wildlife land is located 15 miles west of Fairview on US 60 (1 mile east of the Bado corner), then 1 ¾ miles north. It is situated on a high ridge with a great view of the entire surrounding area. There are deep canyons with two ponds, and lots of native walnut, blackjack, cottonwood, elm, white oak, and cedar trees. Improvements include a motor home for deer camp, 2 tower stands, 4 or 5 tree (ladder) stands, and 5 wildlife feeders, all of which, of course, are situated in an area with an abundant population of deer, wild hogs, turkey, and quail! Entrance to Property: Gates must be unlocked in order to gain access to this land. After entering 1st gate, take the left trail approximately ¾ mile to the gate entrance of the property.

Taxes: The 2008 taxes were $79.95. The 2009 taxes will be prorated to the day of closing.
Possession: Will be given upon payment in full of the purchase price and transfer of title.
Terms: 10% of the purchase price is to be placed in escrow the day of the auction with the balance being due upon delivery of merchantable title.
